Gia @ Oak Forest

Gia @ Oak Forest represents the Fund’s second purchase in Houston, Texas. The Fund purchased this 120-unit underperforming community from a bank at a discount in August 2012. The Fund implemented a value-add strategy using our blueprint. After achieving higher value in early 2013, we refinanced the property in 2014 with permanent debt to return the largest increment of investor equity capital possible, and are currently holding the property for operational cash flows. Gia @ Oak Forest is one of Gia Capital's top performing properties, thanks to sound management and a favorable location. The property is located right outside of loop 610, a growing area with a lot of construction/ development activity, with a high speed rail station potentially coming in in the future.
